Each month we shine a spotlight on a specific Prineville or Central Oregon neighborhood — giving you a real look at what it is like to live there, what the market is doing, and who it is best suited for. This month: IronHorse and Ochoco Pointe, Prineville’s most established planned community and the neighborhood with the most development news heading into summer 2026.

The Quick Take

IRONHORSE / OCHOCO POINTE AT A GLANCE

•Location: Northeast Prineville, off NE Ironhorse Drive

•Character: Master-planned, newer construction, trails, open space

•Price Range: Mid-$300s to upper $500s (resale); Lennar new construction TBD

•Best For: Families, data center professionals, first-time buyers

•School: Barnes Butte Elementary is located within the development

•Nearby: Barnes Butte Recreation Area, Ochoco Reservoir, Meadow Lakes Golf Course

•New Construction: ~150 Lennar homes coming in next phases of Ochoco Pointe

What Makes This Neighborhood Stand Out

IronHorse is Prineville’s first and only master-planned community, developed on the site of a former working ranch at the foot of Barnes Butte. The neighborhood has a cohesive feel that is rare in smaller Central Oregon markets — consistent architectural character, maintained landscaping, a network of walking and biking trails, and genuine proximity to outdoor recreation.

Ochoco Pointe sits within the broader IronHorse Outline Development Plan and has been developed primarily by Pahlisch Homes since its original 2004 approval. The community is nearing its original build-out, which is why the recent City Council approval transferring remaining lots to Lennar is significant. The next phases will expand the neighborhood while maintaining its established character and design standards.

Barnes Butte Elementary School sits directly within the development — a genuine lifestyle amenity for families that eliminates the school commute entirely. The Barnes Butte Recreation Area, with hiking trails and views over Prineville and the Ochoco Mountains, is essentially your backyard.

Who Lives Here

IronHorse and Ochoco Pointe attract buyers who want the amenities and polish of a planned community without paying Bend prices for it. You will find a mix of families who relocated for data center employment, professionals from the Bend-Redmond corridor who wanted more home for their dollar, retirees who appreciate walkability and maintained common spaces, and first-time buyers who stretched into the neighborhood as a long-term investment.

The neighborhood has a noticeably different energy than older Prineville residential areas — more suburban polish, more young families, more outdoor recreation use. If you want the “small town with big amenities” combination Central Oregon is known for, this neighborhood delivers it at a price point Bend simply cannot.

Market Conditions in This Neighborhood

Homes in IronHorse and Ochoco Pointe tend to hold value well and attract consistent buyer demand. Well-priced homes in this area — many coming in under $450,000 — can move quickly, sometimes within days of listing. That is a meaningful distinction in a market where the citywide average days on market exceeds 100 days.

For sellers here: you are in a favorable position relative to the broader Prineville market. Clear comps, a desirable address, and a built-in buyer audience give you tailwinds most other Prineville sellers do not have. Pricing discipline still matters, but the conditions are favorable.

For buyers considering this neighborhood: be financially prepared before you fall in love with a specific home. The best properties here move faster than the citywide average. Pre-approval is your ticket to the table.

The Lennar Development: What to Know

With approximately 150 new Lennar homes coming in the next phases of Ochoco Pointe, buyers who prefer new construction will have options here that have not existed in Prineville for some time. Lennar builds at scale, typically offering competitive base pricing and a streamlined purchase process. Expect these homes to be positioned in the mid-range of the Prineville market.
